Sacramento’s plan for the South Land Park Hills (Eichler) Historic District says what should replace an original garage door on its contributing homes, and the city’s checklist for new homes starts from a different door.
Before a garage door is replaced on a Sacramento house, find out whether the house is a city landmark or sits in one of the city’s historic districts. On those properties the city code reads “development project” liberally, and it includes the repair, remodel or any other modification of the exterior. The exemptions the code writes for those properties are three: repainting originally painted surfaces where the color scheme is not character-defining, routine nonabrasive cleaning and maintenance, and site plantings that are not character-defining. Garage doors are not named on it, so the list alone does not settle a door either way.
So the city makes the call. Its exemption form for historic properties says such a project “must be reviewed by Preservation Staff to determine if proposed work is exempt.” Its step-by-step page says where to begin: look the address up on the city’s land use information portal, and if the property is listed, email a clear scope of work and photographs to planning@cityofsacramento.org. The same page says an owner may learn the project is exempt and will not require an application. That email is worth sending before a new door is ordered. On a contributing home, the guidelines common to every historic district ask, too, that historic exterior features be maintained and repaired whenever possible before replacement is considered.
One district goes further and talks about the garage door itself. The plan for the South Land Park Hills (Eichler) Historic District calls the garages one of the most visible elements of an Eichler’s front, and says a large majority of the city’s Eichlers have two-car garages with paired door bays, separated by a thin vertical wooden division. Vertical-groove sheathing, it says, appears to have been the most common cladding on the original doors. For alterations to the district’s contributing homes, the plan asks owners to keep that original sheathing and repair it if feasible, or to use a plain flat-surface door where retaining and repairing the existing one is not. Its footnote on exempt projects says to check with city staff.
The city’s design-review checklist for single-unit homes and duplexes starts somewhere else: it names a raised panel metal sectional door as the simplest acceptable garage door. That checklist summarizes design guidelines for single-unit and duplex projects that go through review — new homes, additions and remodels — and it does not say what a replacement door on an existing house must be.
Wherever the house sits, a door that still works is worth listening to. Pay attention the next few times you head out — to a game at C.K. McClatchy High School, or a morning at William Land Regional Park — and if the door now shudders, stalls or reverses partway down, note whether that happens near the floor, halfway, or close to the top, and tell us.
