Of all the towns on this site, Lincoln is the one our shop is in, so a garage door here is a local job for us in the plainest sense. If yours has stopped partway or is coming down crooked, resist pressing the button again to see whether it sorts itself out. Leave it where it stopped and call; we would rather see the door as it is than after one more try.

Identify what your door is doing before you call. If it is one of these, do not keep operating it.
Your torsion spring has snapped under intense torsional load. Forcing the opener to lift the door without spring assistance will burn out the motor or snap the drive belt.
A lift cable has slipped off the drum or a roller bearing has seized and popped out. Operating the door in this state can completely drop the heavy panels.
A stripped internal nylon drive gear or a blown starting capacitor. We carry complete carriage gear rebuild kits in our trucks to repair your system immediately.
Don't let a snapped spring, snapped cable, ripped weather seal, or a defective remote keep you locked inside. Our expert teams carry fully stocked dispatch trucks. We regularly perform comprehensive garage door maintenance (inspection, lubrication, adjustment, and component testing) to keep your system safe. We serve Lincoln and the cities around it.
Replacing the door rather than fixing it? In Sun City Lincoln Hills, that can need the community's own sign-off before the work starts.
A new garage door in Sun City Lincoln Hills needs no application at all, as long as it is the same color, type and style as the door it replaces. That is the Architectural Review Committee's own rule, from its checklist for doors. Change any one of those three and the door goes to the committee first, and the application asks for, among other things, the manufacturer's catalog information or a picture of the door you have chosen.
Color has a rule of its own even when nothing else changes. The checklist asks for a replacement door painted to match the original color previously approved by the committee or the developer, and it also says color must match the current body or trim color as approved on the corresponding palette. So the color is worth settling before a door is ordered, not after it is hung.
Windows are allowed: the checklist says an overhead garage door may be solid panels, with or without them. What it does not allow is painting those windows over, or covering them with paper, cardboard, aluminum or anything like it. Non-reflective tint is permitted as long as it is kept in good condition; reflective tint is not. And the side entry door into the garage may not have windows at all.
Approval lasts one year. Once work starts it has to be finished within 90 calendar days, and before that year runs out. The committee meets on the second and fourth Mondays, except in December, and reviews an application only once it is on the agenda, so where an application is needed, the day a new door can go up starts with the day the paperwork goes in. A disapproval means what the checklist says in capitals: no work may begin.
The checklist calls itself guidance only and sends owners to the CC&Rs and the Design Guidelines for everything else, so those documents have the last word, not this page. Whether the city wants anything for the same job is a separate question, and the permit answer further down points to its own page.
And if the door you have now will not come down as you head out to Fighting Zebra football or an afternoon at McBean Park, do not drive off and leave the garage standing open behind you. Call us from the driveway rather than after you get home.

95648. That is the ZIP code area that covers Lincoln itself. We also work the rest of Placer County, so ask even if yours is not on the list.
Yes. Lincoln is one of the cities we cover in Placer County, and we work across the county lines around it too — the nearest cities we cover are listed at the bottom of this page, whichever county they fall in.
Permits for work inside the Lincoln city limits come from the city itself — City of Lincoln — and not from Placer County. Replacing a door is a different job from swapping an opener, and whether either one needs a permit is theirs to say, so start with the City of Lincoln's residential permit page: that is where the current requirements and fees live.
